Leader in energy efficiency and sustainability, the 240 Fourth was one of the first buildings in Alberta to incorporate occupancy sensing light fixture technology.

This impressive mixed-use office and retail complex spanning 31 stories, three levels of underground parking, and 653,854 sq. ft. is connected to the rest of the City through the +15 walkway system.

M+B has provided Base Building Engineering services for over 30 years, enhancing the building’s aesthetics, functionality, energy efficiency, and user experience. We are proud to work with landlords and tenants and collaborate with management on capital planning and lifecycle projects.
